Nirimba was the second suburb to go up at Aura, and it became its own locality on 14 June 2019. It lies inland, with the Bruce Highway on one side and the Bells Creek arterial on the other. The 2021 Census counted 2,229 people here with a median age of 27, so it's a young suburb of big family houses. Nine in ten homes are separate houses, and more than half have four or more bedrooms. Most owners are still paying off a mortgage, and more than a third of homes are rented out. That mix sets the work. Families want the hallway and the kids' rooms freshened without losing the house for a week. Landlords want a clean, neutral repaint done between one lease and the next. The local primary school has taken students since January 2022, so school-run traffic is part of planning any job on the nearby streets.

Nearly every house here is a recent Aura build, so lead paint and asbestos fibro rarely come into it. Outside, it's mostly render and fibre cement cladding still carrying the builder's first coat. On render we look for white salty bloom, called efflorescence, and fine cracks around windows. On cladding we check the sheet joins, because the sealant in them shrinks and splits first, and a gap there lets water get behind the paint. Pale walls on the shady side grow mould after the wet season, so they get a mould wash before anything else. Inside, the wear sits in the hallway from the garage and on skirtings at kid height. Those walls get a tougher, washable finish, while the quiet rooms keep a standard low-sheen to hold the price down.
