For committees and strata managers with a building to look after.

Maybe it’s one stairwell with scuffed walls. Maybe it’s a whole complex where the walls facing the sea have gone chalky and the fascias are soft. Either way, a lot of owners get a say, and the money comes out of a fund they all pay into. We’ve painted on the Sunshine Coast since 1985. Strata work runs on paperwork as much as paint, and we’re set up for both.

A plan the owners can vote on.

We break the scope into stages or buildings, each with its own price. The committee can approve the lot in one go, or fund it over a few years. If your building wants a longer view, we’ll set up a maintenance program over several years and review it with you every year, so the plan keeps up with how the paint is really wearing.

How strata work is different

Why a building isn't priced like a house.

  • A quote broken into pieces

Each building, stage or elevation gets its own line. Your committee can put our price beside other quotes line for line. If the budget is tight, a stage can wait for next year.

  • Maintenance over years, checked every year

A program spreads the work out. Year one might be the walls that take the weather and the busiest stairwells. Later years pick up the rest. Once a year we walk the site with the committee or strata manager and change the plan to suit what we find.

  • Residents hear the plan first

People live here while we work. The dates and the hours for noisy prep go out in writing before we start. Nobody should come home to a balcony taped off with no warning.

How it works

Five steps from the first site walk to the yearly check.

  1. 01

Site walk with the committee or strata manager.

We walk the common areas and the outside of every building. We note how each wall is holding up and flag anything that needs a test before we touch it.

  2. 02

    Written quote, split into stages.

Each building or stage gets its own scope and price. Where paint could be older than 1970, or fibro older than 1990, the quote shows what we’ll test for lead or asbestos before anyone sands.

  3. 03

Colours and dates, agreed in writing.

The committee signs off the colours, most often against the original scheme. Then we set work hours that suit the building, and residents get a notice with the dates and anything we need from them.

  4. 04

    One stage at a time.

We work through the building stage by stage, in the order the committee agreed. Each stage is planned so residents can still get in and out of their homes.

  5. 05

Sign-off walk, then the yearly review.

We walk each finished stage with the committee rep and fix what they point out. On a maintenance program, we come back each year to check the walls and update the plan.

Common questions

What people ask before booking.

  • How do you quote a strata job for a committee?

We put it in writing and give each building, stage or elevation its own scope and price. The committee can lay that next to other quotes and see what each painter has left in or out. It can approve the lot, or pick the stages it can pay for this year. We’re happy to send the quote through your strata manager and answer questions before the vote.

  • What is a body corporate maintenance program?

It’s a painting plan for your building spread over several years. We look at every common area and elevation, work out what needs doing first, and set an order that suits your sinking fund. Each year we walk the site again with the committee or strata manager and update the plan, because a wall facing the sea wears faster than a sheltered stairwell.

  • How do you work around the people living there?

Before we start, residents get the plan in writing, either from the strata manager or as a notice from us. It lists the areas we’ll be in and the days we’ll be there. It also says what we need from people, such as pot plants moved off a balcony. Sanding and other loud work stays inside the hours your by-laws allow. If someone needs a day moved, tell us early and we’ll do our best to shift it.

  • Do you paint unit blocks, townhouse complexes and resorts?

Yes. Unit blocks and resorts can sign up for a common-area maintenance program, and we paint townhouse complexes as well. The work can take in outside walls, stairwells, walkways and entries, plus fences and garage doors. On walk-ups and low-rise blocks we use ladders and scaffold. Taller buildings need specialist access we don’t provide, and we’ll say so at the site walk, well before the committee votes.

  • Are you licensed and insured for strata work?

Yes. We hold QBCC licence 1281728 and we’re fully insured. We’re also qualified for lead paint and asbestos work, which matters on older blocks, where paint can date from before 1970 and fibro eaves from before 1990. Your strata manager can ask for our certificates with the quote, so the paperwork is ready when the committee meets.
