What we paint in Coolum.

Coolum Beach is a surf town that's grown in stages. Near the beach and the surf club, a lot of the older houses are fibro and timber, first built as holiday places and family homes. Further back, toward the Sunshine Motorway, the streets fill with brick and Hardie homes from the last few decades. Point Arkwright and Yaroomba line David Low Way toward Mount Coolum, and some homes sit up on the lower slopes with long views. A good share of the houses near the beach are holiday lets or short stays. They sit beside long-term family homes, so one street can need a quick turnover between guests and an unhurried repaint for the family next door. Both kinds of owner want the salt side done properly.

What we watch for

Substrate and exposure notes.

Salt carries well past the dunes in Coolum, so a house three or four streets from the sand still gets a salt-ready system. Walls facing the beach are washed down before every coat. The older fibro and timber near the surf club often hides lead in the early paint layers, and fibro put up before 1990 may hold asbestos. Both get tested before any sanding. If it tests positive, sound sheets are prepped wet and by hand, with no sanders or pressure washers on them. Beach-side timber swells and shrinks with the humidity, so joints get a flexible filler that moves with it. On the newer Hardie homes inland, we check the joins and flashings before anything else. Walls under big trees can grow mould, which gets killed and washed off before primer.

Coolum's shops line David Low Way, with cafes and surf shops looking across to the beach. Holiday unit blocks and resort-style complexes sit close by, and most have a body corporate committee. We paint shopfronts and cafe interiors, along with the stairwells and balcony edges in those blocks. Salt hits the beach-facing shopfronts hard, so the paint system is picked for that. Cafes here open early, so we can work after hours and be packed up before the first coffee. For complexes, colour approval goes through the committee before we start, and the work is planned around guests and residents.
