Caloundra is a string of beach suburbs, and each one paints a bit differently. Kings Beach is mostly apartments, with high-rise along the headland, and most of those buildings have a body corporate. Moffat Beach began as a spot for modest beach shacks, and a few older houses still sit beside new homes on rebuilt blocks. Currimundi started as a small 1960s town by the lake, and its newer streets run west of Nicklin Way. Back from the water you'll find pre-war cottages and 1970s walk-ups. Out toward Caloundra West and Little Mountain, newer family streets keep filling in. Vendors drive a lot of the market here. Spring is the big listing season, so plenty of Caloundra houses get painted with a sale date already set. Landlords and holiday-let owners make up a lot of the rest.
What we watch for
Substrate and exposure notes.
Salt is the big one near the water. Seaward walls at Kings Beach and Moffat get a wash before each coat, plus a heavier system than the street side. Bare galvanised balustrades and gates need rust treatment and a metal primer first. Inland, the risk changes. Eaves sheeting on a pre-1990 house may hold asbestos, so a sample goes off for testing before anyone touches it. Old paint on pre-1970 timber is checked for lead before we sand. On the newer estates toward Little Mountain, Hardie cladding is common, and the joins are where it lets go first. We check every one and re-seal any that have cracked. Mould on shaded south walls is treated and rinsed before primer, or it grows straight back through.
