Banya became its own suburb in June 2019. It now holds Aura's newest releases, such as the Acacia and Rivus precincts beside the Aura Brook. Lots run from about 350 to over 600 square metres, so the houses sit close together. Parts of the suburb are still building sites, and a new state primary school is going up at Western Drive and Tyndall Circuit. Your estate paperwork may say Aura or a precinct name, while the suburb on your address says Banya. That trips up plenty of new owners. Most people we quote for here are moving into a brand-new house. They're picking colours for rooms they've barely stood in, so we help them test a few first. Landlords with new rentals get the same written quote as owners moving in.
What we watch for
Substrate and exposure notes.
On a house this new, the job is mostly about the builder's coat. That white goes on thin, and one coat of colour over it looks patchy under side light, so we quote two. Defect-list patches need to be done and dry before we start, so book after the builder's list is closed. New plasterboard keeps giving off moisture for a while, and we check it before painting. Outside, Banya sits a few kilometres inland, so the bigger risks are wet weather and dust blowing off nearby building sites. Every exterior job starts with a wash. Fences and garage doors can go on their own lines if those are all you want done. Close neighbours bounce light into side rooms and change how a colour reads, so samples go on the real walls before anything is ordered.
