More than one in three Nirimba homes were rented at the 2021 Census and most of the rest carried a mortgage: 36.7 percent rented, 55.6 percent mortgaged, 7.1 percent owned outright. The weather does the wearing out here, and it's damp rather than salt. Sunshine Coast Airport averages 1,492.6 mm a year, heaviest from February to May, with 9am humidity between 65 and 76 percent. Nirimba is a long way back from the beach, so protected walls don't need the coastal sealer system and we don't charge for one. What they do get is mould on light-coloured render after the wet season, and dew on a half-dry coat if the morning start is wrong. Dulux's data sheet warns that rain or overnight dew during drying can damage or remove the coating, so washing comes first and a wet wall waits. The airport's mean July minimum is 9.7 degrees, and Dulux sets a 5 degree floor while Taubmans works from 10, so a winter start waits for the wall to warm.

Start with who's paying. At the 2021 Census Nirimba had 2,229 residents with a median age of 27, nine in ten dwellings were separate houses and 55.9 percent had four or more bedrooms. That's a young household in a large house with a routine that doesn't bend, so the quote is itemised: which walls need doing now and which can wait. For the landlord, our between-tenancy repaints mostly finish in three to seven working days, scheduled to the vacate date, with a photo pack for the owner's file. A full exterior is the bigger job, most at five to ten working days depending on access. On a Nirimba house that means the driveway. At the 2021 Census 51.5 percent of dwellings had two registered vehicles, and Nirimba State Primary School has put drop-off traffic on nearby streets twice a day since January 2022.

What people ask before booking.

  • Our render was painted by the builder a few years ago. What does repainting it involve?

    A clean and a check more than anything. Both Dulux and Taubmans want new render cured for 28 days, which matters for a fresh patch or a new garden wall rather than a wall that has carried the builder’s coat for years. On older render we wash, tape test the existing coat, clean off any white efflorescence, fill holes, prime bare patches and bridge hairline cracks with a high-build product. Wide, stepped or growing cracks go to a builder before anyone paints. Then two coats of the named system.

  • I own a Nirimba rental. Can the outside be done between tenancies?

    Yes, and it’s a common reason for an exterior here, with 36.7 percent of homes rented at the 2021 Census. Most of our between-tenancy repaints finish in three to seven working days, scheduled to the vacate date, with key collection and tenant contact handled through the property manager and a photo pack on the day we finish.   • Which months suit a Nirimba exterior, and what happens if it rains?

    July, August and September are the driest at the airport station, at 70.8, 70.4 and 51.1 mm, with about five rain days a month in the last two. February, March and May are the wettest. Dulux says not to paint when rain is forecast and that dew on a drying coat can damage it, so a shower mid-job means the wall dries before the next coat goes on. Most of the days on an exterior are preparation anyway, so a lost afternoon moves the finish rather than the result.

  • We've got two cars and a school run. How does a repaint fit around a busy house?

    Raise it at the site visit, before the quote is written. At the 2021 Census, 51.5 percent of Nirimba dwellings had two registered vehicles and 16 percent had three or more, and the primary school has run Prep to Year 6 since January 2022, which puts traffic on nearby streets twice a day. Say which car stays home and when the school run is, and we sequence the garage door and driveway side around it.   • The builder's paint still looks fine. Why repaint at all?

    Maybe only part of it needs doing. We tell owners which walls are due now and which can wait, and on a house this age that is often the sunniest elevation and the fascias rather than the lot. Where a wall is due, the new coat does not go straight on. Taubmans wants loose and flaking paint off first and two coats minimum, and Dulux writes its Weathershield sheet around a sound, prepared substrate. A standard repaint here is proper prep and two coats with no coastal sealer, because Nirimba does not need one.

  • How do I check your licence before I sign anything?

    Type 1281728 into the QBCC licensee register. It shows a Painting and Decorating trade contractor licence, status Active. The QBCC requires a licence for building work valued at $3,300 or more and says checking the register is the home owner’s responsibility. A full exterior on a four-bedroom Nirimba house sits well above that threshold, so it’s worth the two minutes.
