Local context
What we paint in Aura.
Aura is the big Stockland estate in Caloundra South. The state set the area aside for new homes in 2010. Your rates notice will say Baringa, Nirimba, Banya or Gagalba, or Bells Creek on some streets, but most people still call the whole place Aura. Every home here went up after 2010, so there's no old paint to strip. Most of our jobs are on new houses still wearing the builder's paint. Buyers want that white swapped for colours they picked, ideally before the furniture arrives. The first streets are now old enough for an outside repaint as the builder's coat wears. Rentals are a big part of the market too. At the 2021 Census, about a third of homes in the Caloundra West and Baringa area were rented, so we often paint between tenants.
What we watch for
Substrate and exposure notes.
New homes bring their own problems. The builder's paint goes on thin, so changing its white to a colour takes two full coats. Fresh plasterboard and render hold moisture for a while after handover, and we check the walls are dry before we start. Defect-list patches must be finished and cured first, or they show through when the afternoon light hits them. Outside, render a few years old can push up a white powdery salt that has to be washed off before priming. Painted pine fences sit in full sun and often fade and flake before the house does. There's no lead or asbestos testing on homes this new, which saves a step. Dark colours on west walls need extra coats and a careful choice in the summer heat.

Aura's shops, childcare centres, medical suites and offices keep opening as each new stage fills in. Where homes share walls and gardens under a body corporate, the committee looks after the fences and shared walls, and we can quote all of that in writing with each area listed. Toward the beach, Bulcock Street in Caloundra has older shopfronts and offices. A new tenancy can be painted once the fit-out trades are finished and before the doors open. We paint inside and out for these businesses. If yours can't shut for a day, book us after hours and your customers walk into a finished room the next morning.

Often, yes, and an empty house is the quickest kind to paint. We put a start date in the quote, and the time of year affects it, so share your settlement and removalist dates as soon as you have them. What does a colour change cost in a new Aura home?
Our guide range for painting just the walls of a 3-bedroom home is $4,500 to $7,500, or $6,000 to $9,500 for 4 bedrooms. Add ceilings and trims and a full 3-bedroom interior runs $8,000 to $14,000.
