Stockland was selling titled lots in the Rivus precinct in October 2026, a new state primary school is under construction at Western Drive and Tyndall Circuit, and the Queensland Government counted around 4,500 Aura lots with homes completed or under way back in April 2023. So the exposure story is rain, dew and humidity rather than salt. The Bureau's Sunshine Coast Airport averages show 1,492.6 mm a year, February wettest at 217.5 mm, September driest at 51.1 mm, and 9am humidity above 70 percent from January to July. Dulux's Weathershield data sheet bases its two-hour recoat on 25 degrees and 50 percent humidity and warns that rain or overnight dew on a drying coat can damage or remove it. Add construction dust from the active stages and the school site, and the wash that starts every job is doing real work here.

Partial: we tell you which walls are worth doing now and which can wait, and price only those. Full: the whole exterior through wash, scrape, sand, fill, seal and undercoat, then the named system. Most full exteriors run five to ten working days depending on access, and a touch-up or partial job is shorter. Houses here were built to Stockland's Design Essentials, which in the Acacia edition want two contrasting facade colours with neither over 80 percent, so a colour change is quoted as body and feature lines you can see separately. The document is silent on repaints, so if you're changing the scheme rather than matching it, check your land contract first.

  • Our house has only just been handed over. What would a painter even quote?

  • The contract says Nirimba or just Aura, but the address is Banya. Does the name change anything?

    No, and the confusion has a reason. Banya became a locality on 14 June 2019, when the Bells Creek and Meridan Plains boundaries were redrawn, and its boundary with Nirimba has been amended three times since 2022. Stockland markets the Rivus, Acacia, Ampere and Liorra precincts under the Aura name, so the estate paperwork and the gazetted suburb can read differently. We quote to the street address. What changes the job is the house itself, its surfaces and its exposure.

  • There's building work going on near us. Will dust get in the way?

    It can, which is why the order of work matters. Stockland was still selling titled lots in Rivus in October 2026 and the new primary school at Western Drive and Tyndall Circuit is in its construction phase, so parts of Banya are active sites. A dirty surface is one of the main reasons paint lets go, so every job starts with a wash before anything is scraped or sanded. We book the dry months where we can, and the job ends with a daylight walkthrough so any dust that landed mid-coat gets dealt with on the spot.

  • What should a written quote for a Banya exterior include?

    The QBCC licence number, which surfaces are in and out, the preparation wall by wall, the paint system by name and the number of coats, how the high parts will be reached and whether scaffold is priced, and a start date with working days. Ours is 1281728, and you can search it on the QBCC register. The QBCC requires a licence for building work valued at $3,300 or more and says checking the register is the home owner’s responsibility, so a quote without a number cannot be checked at all.

  • How long will you be on site, and what happens on the last day?

    Most full exteriors run five to ten working days depending on access, and a touch-up or partial job is shorter. The quote states the start date and the days, which matters in a suburb where school runs and shift rosters set the routine. The last day is the walkthrough. We walk the house with you in daylight, touch up on the spot, and leave the leftover paint labelled for the next scuff.   • Do you work for landlords in Banya, or only owner-occupiers?
