What this work looks like in Aura.
Aura is Stockland's name for the community going up across the Caloundra South Priority Development Area, declared in October 2010. Your rates notice says Baringa, Nirimba, Banya, Gagalba or Bells Creek instead. That matters to a painter because nearly every house here is on its first coat of paint, and that coat was chosen by a builder working to a precinct design guideline. So the exterior work is first-cycle: a colour change away from the handover scheme, or the first full repaint as the builder's coating wears, on render, cladding and painted pine fences.

Covenants come before colour charts here. Stockland's Design Essentials for the Acacia precinct, the October 2023 edition, say external colours were submitted to Stockland's covenant specialist before the house was built, that two contrasting materials or colours must appear on the facade and that no single one may cover more than 80 percent of it. That document doesn't say whether repainting an existing home needs approval, and other precincts carry their own editions. So read your contract and your precinct's edition before a street-visible change is locked in, and ask Stockland's covenant team if you're unsure. The other constraint is heat. Sunshine Coast Airport records a mean January maximum of 29.1 degrees, and Dulux rates its Black at a solar absorptance of 0.957 against 0.204 for Natural White. A charcoal west wall takes that load every afternoon.

What to expect.
Send a photo of the front and tell us your precinct, because the covenant check is yours to make and we'd rather you start it before we quote. On site we read the builder's coating first. New cement render needs 28 days before paint, which only matters for a fresh patch or garden wall, but builder render a few years old can carry efflorescence, the white powdery salt that has to come off before priming. Colour samples go on the actual walls for at least three days before you decide, as Dulux recommends. Fences, carports and garage doors get their own lines. Under the Acacia edition timber fences are painted rather than stained and street-visible retaining walls are rendered and painted, so those surfaces carry paint in full sun with no eaves over them, and they grey off before the house does.

Under the Acacia edition every external colour went to Stockland’s covenant specialist before the house was built. Whether a repaint needs the same sign-off is not stated, so the check is yours to make before we lock a colour in.

Dulux rates Black at a solar absorptance of 0.957 against 0.204 for Natural White, and the airport station averages 29.1 degrees in January. A west-facing charcoal wall gets specified for that load, with samples left up for three days first.
Fences grey off first
Painted pine fences and rendered retaining walls sit in full sun with no eaves over them. Greyed timber has to be sanded back before two coats go on, so these get their own lines in the quote and can be done without the house.

Read the builder coat.
We check whether the handover coating is sound and clean enough to go over. Efflorescence comes off render, loose material comes off cladding, and anything structural in a crack goes to a builder first.

Samples up for three days.
Large samples go on the actual walls, as Dulux recommends, and the sunny elevations are judged in the afternoon. Dark colours get extra coats specified on the walls that need them, and only those.

Can I paint my Aura house charcoal?
Two checks first. On heat, Dulux rates its Black at a solar absorptance of 0.957 and links dark colours in full sun to blistering and chalking, and a west wall here sees a mean January maximum of 29.1 degrees at the airport station. On rules, the Acacia precinct’s Design Essentials want two contrasting colours on the facade with neither over 80 percent, and they say nothing about repaints, so read your contract and ask Stockland’s covenant team. If both come back fine, we put large samples on the wall for three days and specify the dark elevations for extra coats.
Which edition of the Aura design guidelines applies to my house?
Whichever your precinct was sold under. The edition we have read is Acacia, dated October 2023, and Stockland’s own Aura page offers a selector for each precinct, so Baringa, Nirimba and the earlier Banya releases may carry different rules and palettes. Stockland also says its design approval is not a council approval and that it can vary or waive any requirement. Your contract of sale and the covenant team are the reliable sources. We can quote the colour change while you confirm that side.
There are white powdery marks on our render. Is that a paint fault?
Usually not. Taubmans calls those marks efflorescence, salts carried to the surface by moisture moving through the wall, and both makers want fresh render cured for 28 days before paint for the same reason. On a wall that has been painted for a few years the fix is a wash, a tape test of the existing coat, the salt cleaned off, holes filled and bare patches primed. Hairline cracks get bridged. Wide, stepped or growing cracks go to a builder before anyone paints.
The guideline says our timber fence must be painted. It's gone grey. Now what?
Sanding, mostly. The Acacia edition says timber fences are painted rather than stained, and once the paint has weathered off, Taubmans’ data sheet wants the greyed timber sanded back to sound surface before two coats go on. That sanding is most of the job, which is why fences, carports and garage doors are quoted as their own lines rather than folded into the house. Send a photo with the quote request. How long it has been bare, and which side faces the sun, decides the hours.
The house is only a few years old. Can a new colour go straight over the builder's paint?
Often, once it has been checked. The Queensland Government’s lead guidance is for homes built before 1970, a long way from a 2010 development area, so there is no testing step here. What there is: a wash, loose or flaking material removed, and two coats minimum per Taubmans. Dulux warns against painting on humid days or where overnight dew will sit on a drying coat. Whether a wall can take colour straight over the handover coat depends on how sound and clean that coat is, which is what the site visit settles.
I own a rental in Baringa. Can the outside be done between tenants?
Yes, and timing matters more than the suburb. At the 2021 Census, 33.0 percent of occupied dwellings in the Caloundra West - Baringa statistical area were rented, so between-tenancy work is a real part of the market here. Our pre-listing and between-tenancy repaints mostly finish in three to seven working days, scheduled to the vacate date. A full exterior runs five to ten, so if the window is short, expect a targeted scope: the street face, trims and fence rather than every wall.
