What we paint in Golden Beach.
Golden Beach runs along the Pumicestone Passage, about two kilometres south of the Caloundra town centre, with the northern tip of Bribie Island across the water. Houses started going up in the 1960s, and by the early 1970s the streets had reached Bells Creek. That puts plenty of homes past fifty years old, with flats and unit blocks mixed in. The people here skew older, with a median age of 55 at the 2021 census. Flats and apartments made up 29.1 percent of occupied homes, and one in five dwellings stood empty on census night. Just under a third of homes were rented. So a Golden Beach quote might go to a retiree in the house, a landlord who lives away, a holiday-let owner or a body corporate committee, and each one has a different deadline.

Homes built in the 1960s and 1970s are old enough that we test before we touch them. Fibro eaves get an asbestos test, and any paint that might pre-date 1970 gets a lead test. We're qualified in lead paint removal and asbestos removal, so a positive result changes how we prepare, and the job carries on. The Passage is calmer than a surf beach, but the air still carries salt, and every wall facing the water is washed with fresh water first. Deep eaves keep some walls shaded all day, and mould on those gets treated before priming. Older unit blocks often have rendered walls and concrete balcony edges, where we look for hairline cracks and rust stains coming through before any paint goes on.

Body corporate work here means stairwells, entry foyers, balcony edges and car parks, quoted to the committee and planned around residents.
