Moffat Beach grew quickly after the war. What was bushland in 1940 had become a holiday spot of small beach shacks within about twenty years. The 2021 Census counted 2,691 people. About three in four homes are separate houses, and roughly one in eight is a townhouse. On the headland streets, some older houses have come down to make way for apartments, so a 1950s timber house can sit right beside a brand-new block. That makes quotes here swing a lot. An old place that's being kept needs testing and careful hand prep. A newer house mostly needs a wash and fresh colour. On a timber house built before 1970, the early coats may contain lead, so that's tested too before any sanding. Weatherboards near the ground and window sills are where rot starts, and soft timber is replaced before priming. The headland shelters the beach from southerly winds, yet walls facing the water still get salt spray, so they're washed with fresh water and given a heavier coating. Newer rendered houses mostly need hairline cracks filled and the sealant at corners checked.
