Kings Beach sits about a kilometre east of the Caloundra CBD, and it's been a holiday beach since Caloundra's early days. At the 2021 Census it had 3,042 residents with a median age of 53, and 92.2 percent of occupied homes were flats or apartments. One in three dwellings was empty on census night, a sign of how many are holiday units and second homes. Nearly half of the occupied homes were rented. So the owners we deal with here are often investors, some with a long-term tenant and some running a holiday let around bookings. The rest live in their own unit. The buildings run from older low-rise blocks to the high-rise along the headland. Inside a unit, the job is usually a repaint between tenants or between guests. Outside, the committee makes the call.

Salt is the main problem on the headland. It settles on every surface that faces the sea, and paint laid over it lets go early, so every wall gets a fresh-water wash first. Metal shows the damage soonest. Rust on railings and gate frames is taken back to sound metal and primed before any colour goes on. Rendered walls on older blocks get checked for cracks that let water in behind the coat. Inside holiday units, bathrooms and laundries can stay damp with the windows shut between guests, so we kill the mould and use a mould-resistant paint on those ceilings. Dulux recommends washing coastal paintwork every six months, and we put that in writing for the committee.
