Shelly Beach is one of the smallest suburbs on the coast. It takes up about half a square kilometre between Moffat Head to the north and Caloundra Head to the south. The 2021 census counted 925 residents. Caloundra's first hotel opened here back in 1885, so people have been building by this beach for a long time. Today it's a pocket of family homes, and big ones. Separate houses made up 81.7 percent of occupied homes, and 40.9 percent had four or more bedrooms. Owners tend to stay put, with 45.3 percent owning their home outright. About a quarter of homes were rented, so landlords and agents with a lease end or a sale date to meet are part of the mix too.

Salt dries onto those walls as a thin film you can't always see, so each one gets a fresh-water wash before every coat and a tougher system than the sheltered sides. Where houses sit close together, the shady side between them can grow mould, and that gets a mould wash and a full day to dry. Older fibro eaves are tested for asbestos before any prep, and paint that could date from before 1970 gets a lead test. On newer builds clad in fibre cement, the joins between sheets are where cracks start, so we check the sealant there. Bare steel on balustrades is primed before the topcoat.
