Sippy Downs grew up around the University of the Sunshine Coast, which opened here in the mid-1990s. Most of the housing came after it. Estates like Chancellor Park filled with brick and rendered project homes, and newer streets added homes clad in fibre cement sheet. Being this close to campus, a big share of homes are rented. Some are family leases. Others are share houses with a different student in every bedroom. That makes Sippy Downs more of a landlord's suburb than most. Leases tend to turn over in the weeks before semester starts, and that's when the calls come in.
