Local context

What we paint in Mooloolaba.

Mooloolaba packs a lot into a small patch of coast. Along the Esplanade it's apartment towers and holiday units looking straight at the beach. A street or two back you'll find older low-rise unit blocks, most of them run by a body corporate. On the rise behind the beach, houses take over, from family homes to newer builds on sloping blocks. Down by the river mouth you'll find the Spit and the wharf. A big share of the property here earns its keep as a holiday let or a long-term rental. That changes what owners ask for. They want paint that lasts between bookings and work that fits the quiet weeks. Units also have to look good in listing photos. Families on the hill tend to want the salt damage fixed before it spreads. If you plan to stay for years, ask about a heavier coat on the sea side.

What we watch for

Substrate and exposure notes.

Salt is the big one. Sea breezes carry it onto every wall that faces the water, and it goes after metal first. Balcony rails, steel gates, light fittings and screw heads show rust long before the wall paint gives up. We clean and treat that rust before anything goes over it. Render on the older unit blocks often has fine cracks that let water in behind the paint, so those get filled and sealed. Walls in the narrow gaps between buildings stay damp and grow mould, which has to be killed and washed off first. On older houses, paint from before 1970 can hide lead, and fibro eaves can hold asbestos. Both get tested before any sanding starts. Once we're done, a regular wash of the sea-facing walls stops salt building up on the new coat.

Shops, offices and unit blocks

Commercial painting in Mooloolaba.

Mooloolaba trades hard for most of the year. Cafes and restaurants line the Esplanade, Brisbane Road has shops and offices, and the wharf by the river has its own run of venues. Unit blocks need their shared areas kept up as well, including stairwells, foyers, carpark walls and the railings the salt gets to. We give body corporate committees a written quote with each area on its own line, so they can approve the work in parts if the budget is tight. Cafes and shops that can't close their doors can book us after hours, so staff come in to a finished room.

  • “I recently hired J James Painting Contractors to undertake the task of painting both the internal and external walls of my home, and I must say that I was highly impressed with their services. They also gap filled nail holes around the window seals and sanded them to perfection, which was a job well done. The team was highly experienced and reliable, and they finished the project within a very short time frame, which is quite impressive. The ceilings were also painted, matching the existing paint perfectly, giving my home a fresh new look. Overall, I highly recommend J James Painting Contractors to anyone looking for fast, efficient, and reliable painting services. They exceeded my expectations in every way and I am extremely satisfied with the results of their work. Thank you so much for a job well done!”

Common questions

Painting in Mooloolaba: common questions.

  • Do you paint holiday units and rentals in Mooloolaba?

Yes, inside and out, for owners and the managers who look after their units. Tell us how long the gap is between guests or tenants and we’ll scope the job to fit it. On a tight gap that can mean doing the worst rooms first. Our guide to repainting a holiday let between bookings shows how to plan it.

  • We have a date to hit in Mooloolaba. When should we call you?

Ask early if you’re working to a date, like the end of school holidays or a listing. We give you a start date with the quote. The time of year matters, because wet weeks hold up outside work. Painting inside an empty unit is easier to fit in. Request a quote and include your dates.

  • Roughly what does it cost to paint in Mooloolaba?

Our guide range for a rendered house exterior is about $7,000 to $14,000. A full interior on a standard 3-bedroom home sits between $8,000 and $14,000. Rusty rails and salt damage can push a job higher, and so can a second storey on a slope. Unit common areas are priced on what’s there. The house painting cost guide explains each range.
