What we paint in Sunshine Beach.
Sunshine Beach is the beach suburb just south of Noosa Heads, inside Noosa Shire. Noosa National Park sits on its northern side, and the streets climb steeply from the sand up the hill. That slope gives a lot of houses an ocean view, which is also why they take so much weather. The housing is a real mix. Older beach houses and small unit blocks sit beside architect-designed homes with big glass and timber screens. Duke Street holds the cafes and shops. Sunshine Beach State School and the state high school are here too, so some streets get busy at drop-off and pick-up. Many places here are holiday homes or short-stay lets, and plenty change hands through local agents, so we see vendor work before a listing as well as full repaints for owners who plan to stay. The finish standard is high on this hill, and owners notice small flaws.
What we watch for
Substrate and exposure notes.
Every wall that faces the ocean takes salt off the surf, and the wind coming up the slope drives it under eaves and into window reveals. Those sides get a heavier exterior system, and we wash the salt off before priming, since paint won't grip a salty surface. Render needs its cracks found and sealed, or water gets in behind the coat. Timber screens and decks dry out and go grey in the UV, so they're sanded back to sound timber first. On pre-1990 beach houses we test for lead before sanding, because many have been painted over again and again rather than stripped. Older fibro eaves get an asbestos test too. Detail walls are brushed by default, partly for the finish and partly because blocks are tight and gardens sit close.
