Local context

What this work looks like in Noosa.

Plenty of Noosa homes are holiday lets or holiday homes, and that changes how an exterior repaint gets planned. Around Noosa Heads, Noosaville and down toward Sunshine Beach, a lot of houses sit empty between guests for part of the year. So the dates matter as much as the paint. We fit the work into a gap in the bookings, or into the quiet weeks you already block out. If you live in the house full time, it's a simpler job to book. Either way, the salt and the sun set the spec.

What we watch for

Conditions that change the job here.

Noosa has two kinds of exposure, and they sit only a few kilometres apart. Sunshine Beach and the ocean side of Noosa Heads face the open sea, so salt lands on every wall that looks toward the surf. Along the Noosa River in Noosaville, and on the canal streets of Noosa Sound and Noosa Waters, the water is calm and the salt is lighter. The air there stays damp, though, and dew can sit on a wall well into the morning. Sun is the same on both sides. North and west walls lose their colour soonest. Dulux rates its Black at a solar absorptance of 0.957 against 0.204 for Natural White, so a dark west wall soaks up far more heat. Galvanised balustrades and gates within one kilometre of the sea get a metal primer before the topcoat, as Dulux specifies.

How it runs

What to expect.

For a holiday let, start by sending us the booking calendar and the weeks you've blocked out. A full exterior usually takes us five to ten working days, depending on access, so we check that against your gaps before we quote. If no gap is long enough, we'll quote a smaller job that fits, like the worst walls and the trims, and tell you which walls can wait. Every job starts with a wash to get the salt off. Then comes the prep, a primer on any bare metal, and two coats of Dulux Weathershield or Taubmans All Weather. If you live somewhere else, you get photos of each finished wall when we're done. Owner-occupiers get the same steps with fewer dates to juggle.

Usually included

  • Full exterior repaints on holiday lets, booked into a gap in the calendar
  • Ocean-facing walls near Sunshine Beach and the headland priced apart from sheltered ones
  • Metal primer on galvanised balustrades and gates within a kilometre of the sea
  • Lead testing before any sanding on houses built before 1970
  • Fascias, eaves and painted gutters done in the same run as the walls

River side, ocean side

What shapes the price of a Noosa exterior.

  • Your booking calendar

On a holiday let the dates come first. We price the work, then fit it into the gaps you have. If no gap is long enough, we quote the walls that can’t wait and leave the rest for later.

  • Which water the house faces

Walls facing the surf near Sunshine Beach take salt straight off the sea. Homes along the Noosa River in Noosaville deal more with damp air and dew. Each wall is priced for what it faces.

  • Bare metal close to the sea

Galvanised balustrades and gates within a kilometre of the sea get a metal primer before the topcoat, as Dulux specifies. Leave it out and rust is the first thing you’ll see come through.

How a Noosa repaint runs

Dates first, then the wash, then the paint.

  1. 01

Send the dates and a photo.

A photo of the front and your blocked-out weeks is enough to start. We visit, look at each wall, and send a written quote with the paint system named and the working days set out.

Send the dates and a photo. step, Noosa
  2. 02

    Wash the salt off first.

Every wall gets washed before anything else. Salt left on a wall stops new paint from gripping, so the walls facing the ocean get the most time with the hose.

Wash the salt off first. step, Noosa
  3. 03

Prime the metal, test the old paint.

Rusty balustrades and gates go back to sound metal and get primed. On a house built before 1970, the lead test comes back before any sanding starts.

Prime the metal, test the old paint. step, Noosa
  4. 04

    Two coats, then the photos.

The walls and trims get done in one run. We walk the house at the end. If you’re not in Noosa that week, you get photos of every finished wall instead.

Two coats, then the photos. step, Noosa

For agents and property managers

Letting agents and Noosa landlords.

If a letting agent or property manager looks after your Noosa house, we’ll work with them on keys and dates. They get the quote and the start date up front, then photos of each finished wall with the invoice.

Common questions

What people ask before booking.

  • Can you paint my Noosa holiday let between bookings?

Yes, if the gap is long enough for the job. Most full exteriors take us five to ten working days, depending on access. Send the booking calendar and the dates you’ve already blocked out. If no gap is that long, we can quote a smaller job for the time you have, such as the walls in the worst shape. The quote says which walls can wait. You get photos of each finished wall, so you can check it from wherever you are.

  • Does a house near the river in Noosaville need the same paint as one near the beach?

Usually the same paint. The prep is where they differ. A wall facing the surf at Sunshine Beach takes salt straight off the sea. A house on the Noosaville side sits by calmer water, so damp air and morning dew matter more than salt. Both usually get Dulux Weathershield or Taubmans All Weather. The beach house gets a longer wash, and any bare metal that close to the sea gets a primer first.

  • How often should I wash the outside of my Noosa house?

Every six months if you’re close to the sea. That’s what Dulux recommends for coastal paintwork, against once a year inland. Salt left on the surface keeps working on the paint and on any bare metal, like balustrades and gates. A gentle wash with water and a soft brush does the job. On a holiday let, it’s easy to add to the cleaner’s list twice a year.

  • Do you test older Noosa beach houses for lead before painting?

Yes, if the house was built before 1970 or might have been. That’s the age the Queensland Government’s lead guidance covers. Older beach houses have often been painted many times, so we test before any sanding starts. If lead turns up, you see the plan for containing it before work goes ahead. Newer houses skip this step, and the quote says so.

  • How can I check a Noosa house painter is licensed?

Ask for their QBCC licence number and look it up on the QBCC register. The QBCC says a licence is needed for building work worth $3,300 or more, and checking is up to the home owner. Ours is 1281728. A good quote also names the paint system, the number of coats, which walls are in and out, and how many working days the job takes.
