Local context

What this work looks like in Buderim.

Most Buderim homes are 1980s and 1990s brick veneer, and plenty of them step down the hill. That shows up inside. On a split-level home there's often a stairwell with a tall wall over the stairs, a void above the living room, or both. Those are the walls people put off, because nobody can reach them. They're also the walls you look at every day. Buderim also has plenty of investor homes that turn over between tenants, so interior work in Buderim runs on two clocks. Families want to keep living in the house. Landlords want it back on the rental list fast.

What we watch for

Conditions that change the job here.

Stairwells and voids are the first thing we look at. On a split-level house the wall over the stairs can run well past the height of a normal room, and a ladder won't stand safely on a stair tread. We bring a stair platform that sits level across the steps, and it's priced in from the start. The other thing is damp. Mature trees on the Buderim slope shade the south side of a lot of houses, and bathrooms and bedrooms on that side can grow mould on the ceiling. Paint over it and it comes back through. We wash and treat those ceilings first, let them dry, then use a bathroom paint made to resist mould.

How it runs

What to expect.

For a family home, we walk the house with you and plan the rooms in an order that lets you keep living there. The stairwell usually lands in the middle of the job, once the platform is set up, so the stairs are only blocked for that stretch. For a rental, the order flips. We work to the gap between tenants, collect keys from the agent if that's easier, and send before and after photos when we hand them back. Either way, the stairwell and the mould treatment show up as their own lines on the quote, so you can see where the money goes.

Usually included

  • Stair platform access for tall walls over split-level stairwells
  • Wash and mould treatment on shaded south-side ceilings before any paint
  • Hard-wearing wall and trim finishes for rentals between tenants
  • Long open-plan walls in newer homes rolled end to end without a break

Inside a split-level house

The hill shapes the job indoors as well.

  • The wall over the stairs

On a split-level house the wall over the stairs is often the tallest one inside, and a ladder can’t stand safely on a tread. A stair platform sits level across the steps, so that wall finally gets painted properly.

  • Shade brings mould

Big trees on the slope keep the south side of a lot of Buderim homes cool and damp. Bathroom and bedroom ceilings there grow mould, and it has to be washed off and treated before paint goes anywhere near it.

  • Long walls show laps

Newer homes often have big open-plan rooms with one long wall. Painted in patches, it shows lines in side light. We roll it from end to end in one go while the edge is still wet.

How a Buderim interior runs

One walk through the house sets the plan.

  1. 01

Walk it from the top down.

We start at the highest level and work down, noting the tall walls and the shaded rooms. That walk decides the access gear and how much mould work goes in the quote.

  2. 02

    Treat the damp rooms first.

Shaded bathroom and bedroom ceilings get washed and treated first. Then they dry before anything else happens. Paint straight over live mould and it shows through again.

  3. 03

Do the stairwell in one stretch.

Stairwell and void walls get painted while the platform is up, so the stairs are only blocked for that part of the job. In a family home, the rest of the house stays in use.

  4. 04

    Hand back the keys.

For a rental, we work to the agent’s date and send before and after photos with the keys. For a family home, you walk it with us room by room before we pack up.

For agents and property managers

Buderim rentals between tenants.

A vacant rental costs the owner rent every week it sits empty. We plan the job around the new tenant’s move-in date. The hard-wearing finish goes on the hallway and trims, where bond-clean scrubbing does the most damage.

Common questions

What people ask before booking.

  • How do you paint the tall wall above my stairs?

With a stair platform. It sits level across the treads, so we can stand at the right height and reach the whole wall without leaning off a ladder. On a split-level Buderim house that wall is often the tallest one inside. Setting the platform up takes part of a morning, and we price it at the quote so it doesn’t turn up as an extra later.

  • Can you paint over mould on a bathroom ceiling?

Not if you want it to stay gone. Mould has to be washed off and killed first, and the ceiling needs to dry properly before paint goes on. Then we use a bathroom paint made to resist mould. It’s common on the shaded south side of Buderim houses under big trees. If it keeps coming back after that, the room needs more airflow, and we’ll tell you so.

  • Do you work with property managers on Buderim rentals?

Yes. We can collect keys from the agency and work to the gap between tenants. When the job’s done, we send before and after photos. Invoices go to the agency or straight to the owner, whichever suits you. Give us the date the new tenant moves in and we’ll plan back from there, so the house isn’t sitting empty longer than it has to.

  • Which rooms should a landlord repaint between tenants?

Usually the hallway, the main living area and the trims. Those take the knocks when furniture goes in and out. Bedrooms can sometimes get by with patching and a single coat if the last paint job was done well. We’ll walk through and tell you which rooms really need a full repaint, so you’re not paying for walls that still look fine.

  • Why can I see roller lines on my long living room wall?

Most likely the wall was painted in sections. On a long open-plan wall, paint that dries before the next strip goes on leaves a line, and you see it when afternoon light hits the wall side on. We roll a long wall from one end to the other in one go, with enough hands to keep the edge wet. It’s a simple fix, but it has to be planned.
