Local context

What this work looks like in Woombye.

Woombye sits four kilometres south of Nambour, and you can read its history off the housing. Early timber cottages cluster near the railway line and the old shopfronts. Further out, family builds have gone up steadily as the population climbed past 3,900. When we quote an exterior here the first question is which of those two houses we're standing in front of, because the prep, the products and the price are all different.

What we watch for

Conditions that change the job here.

The hinterland tree cover is the thing that catches people out. Southern and south-eastern walls under mature canopy stay damp for hours after the rest of the house has dried, and that's where mould comes back first if a previous coat went on before the surface was ready. We wash and treat those walls properly rather than painting over the problem. Older timber near the town centre has been repainted many times, so pre-1970 layers get a lead test before any sanding.

How it runs

What to expect.

The first day is usually washing rather than painting. Shaded walls get treated for mould and lichen, then left to dry properly, and that drying is not something we can shorten. From there it is straightforward two-coat work on the newer builds, or a longer prep run on the older timber near the town centre. We will tell you at the quote which of those two jobs your house is, and the price difference between them is almost entirely preparation hours rather than materials.

Usually included

  • Mould treatment and wash-down on shaded southern walls before any coating
  • Lead testing on pre-1970 timber near the old town centre
  • Full weatherboard exteriors including fascias, barges and gutters
  • Straightforward two-coat exteriors on the newer family builds

Two houses, one postcode

What actually sets the price on a Woombye exterior.

  • Which of the two you own

Early timber near the railway line and a newer build out past it are different jobs at different prices. The timber needs testing and hand preparation. The newer house needs washing and two coats.

  • Canopy keeps walls wet

Mature trees hold moisture against a southern wall for hours after the rest of the house has dried. Coating goes on badly and lets go early. We build the drying time into the schedule and hold to it.

  • Old layers get tested

Paint from before 1970 near the town centre can carry lead underneath. We test before a sander touches it, and if it turns up you get the containment plan and the paperwork before anything starts.

How a Woombye job runs

Washing comes before painting on every Woombye job.

  1. 01

    Quote off the front elevation.

Send a photo of the front and we can usually tell you which of the two Woombye jobs you have. A site visit confirms it and prices the preparation hours properly.

  2. 02

    Wash, treat, then wait.

Shaded southern walls get treated for mould and lichen, washed down, then left alone. A full day of drying, sometimes two after rain. We check the wall rather than assume it.

Wash, treat, then wait. step, Woombye
  3. 03

    Test before any sanding.

Pre-1970 layers near the town centre get a lead test first. If it comes back positive we contain the work properly, and you see the plan before we disturb a thing.

Test before any sanding. step, Woombye
  4. 04

    Coat it, then walk it.

Filling, sealing and two coats, with fascias, barges and painted gutters in the same run. We walk the house with you in daylight and touch up on the spot.

Coat it, then walk it. step, Woombye

For agents and property managers

Owner reports that show where the hours went.

On a Woombye quote we split the old timber work from the straightforward repaint, so an owner can see what they’re paying for. Before and after sets on every property. We’ll deal with the tenant direct if that’s easier.

Common questions

What people ask before booking.

  • Why does the shaded side of my Woombye house keep going mouldy?

Because it never properly dries. Under hinterland canopy a south wall can hold moisture most of the day, and mould grows back through paint that was applied over it. The fix is treating and killing the growth first, not coating over it. Otherwise you’re repainting the same wall in two years.

  • Is an old Woombye cottage more expensive to paint?

Usually, and the extra is nearly all preparation. Lead testing, careful sanding, and repairing timber that’s decades past its first coat all take hours that a newer house doesn’t need. The paint itself costs about the same. We’ll break that out in the quote so you can see where it goes.

  • Do you paint gutters and downpipes as well?

Yes, if they’re painted rather than Colorbond. Fascias, barge boards and gutters are usually the first parts of a hinterland exterior to fail, so leaving them out of a repaint tends to be a false saving. We’ll quote them separately if you’d rather decide later.

  • How long should the wash dry before you paint?

At least a full day on a shaded wall, sometimes two after heavy rain. Painting onto a wall that feels dry to the touch but is still damp underneath is how adhesion fails a year later. We check rather than assume, and we’d rather lose a day than come back and redo an elevation.
