Local context
What this work looks like in Currimundi.
Nicklin Way splits Currimundi in two, and the age of the houses splits with it. The township took shape in the early 1960s, mostly on the beach side of the road near Currimundi Lake. Subdivisions only spread west in the late 1970s and 1980s. So when we quote here, the first thing we check is which side you're on. An older house a few streets from the lake and a forty-year-old house on the western side age differently, and they need different prep.
What we watch for
Conditions that change the job here.
The beach side takes the salt. Currimundi Lake is a saltwater lake beside the beach, and houses on those streets sit close to both, so their seaward walls get washed hard and a heavier system. West of Nicklin Way the walls see far less of it, and a standard exterior system does well. Houses from the 1960s to the 1980s are old enough for both tests: eaves that could pre-date 1990 are tested for asbestos, and paint that could pre-date 1970 for lead, before anyone sands. One in six occupied Currimundi homes was a townhouse or similar at the 2021 Census, and those complexes need committee approval on colour before work starts.
How it runs
What to expect.
We start with where you sit, then the age of the paint. A house on the eastern side gets the salt treatment on its seaward walls, and one on the western streets usually doesn't need it. On older paint we tape-test first, and anything that lifts comes back to a sound edge. Asbestos and lead tests go out before the scope is final, so a positive result is planned for early instead of found halfway through. Most houses take five to ten working days. Townhouse complexes run longer, because residents, notices and committee sign-off set the order.
Usually included
- Heavier spec on beach-side walls, standard spec west of Nicklin Way
- Asbestos test on older eaves and lead test on pre-1970 paint
- Townhouse complexes, with colour approval from the committee first
- Tape test on old paint before any recoat
Two sides of one road
Which side of Nicklin Way decides the spec.
Beach side, salt side
The older streets near the beach and the saltwater lake take real salt. Those walls get washed hard and a heavier system, and bare metal near the water gets primed first.
West side, standard spec
The subdivisions that went west from the late 1970s sit further from the surf. A standard exterior system does well there, and quoting them as beachfront would just be overcharging.
Old enough to test
Houses from the 1960s to the 1980s get an asbestos test on older eaves and a lead test on paint that could pre-date 1970. Both come back before the scope is final.
How a Currimundi job runs
Where you sit first, then how old the paint is.
01
Place the house.
Beach side or west side settles most of the spec, so it’s the first thing we write down on the quote visit.

02
Test the layers.
Asbestos and lead tests go out early. Then the tape test on the old paint tells us what stays and what comes back to a sound edge.

03
Prepare by the wall.
Seaward walls get the long wash and the heavier system. Western walls get a wash, sand and fill. Bare metal near the water is primed first.

04
Coat, walk and sign off.
Two coats over sound prep, a daylight walk around with you, and touch-ups before we pack up. Complexes get a sign-off walk with the committee rep.

For agents and property managers
Currimundi rentals and complexes.
About a quarter of Currimundi homes were rented at the 2021 Census. We work through the property manager for access, give tenants their dates in writing, and keep each address’s photos and invoice separate.
Common questions
What people ask before booking.
Do houses west of Nicklin Way need coastal paint?
Usually not the heavy version. The streets west of the road sit further from the surf and the lake, and a standard exterior system does well there. We’ll tell you which side of the line your house sits on, wall by wall, instead of charging every Currimundi address the beachfront rate.
My Currimundi house is from the 1960s. What should I expect?
More prep than a newer house. The township took shape in the early 1960s, so the oldest homes here can carry many coats. Paint that could pre-date 1970 gets a lead test, and eaves that could pre-date 1990 get an asbestos test, before anyone sands. Then we tape-test the old layers, and anything that lifts comes off back to a sound edge.
Our townhouse complex in Currimundi wants a quote. What do you need?
The strata manager’s contact, the original colour scheme if anyone has it, and a list of the units with courtyards or balconies we’ll need to get into. The committee approves colours first, then residents get a notice with the dates. One in six occupied Currimundi homes was a townhouse or similar at the 2021 Census, so these jobs come up often.
The paint on my beach-side wall is faded but not peeling. Is it done?
Not always. Faded, chalky paint is still holding on, so it can usually be washed, sanded and recoated. Wipe it with a damp cloth: Dulux says a powdery residue means the paint is breaking down. Peeling is different, because water or a weak base has got under it, and that paint has to come off first. Dulux’s guarantee covers peeling, flaking and blistering, but not fading.
When is the best time of year to paint in Currimundi?
Late winter into spring. At Sunshine Coast Airport, July and August average about 70 mm of rain and September 51.1 mm, against 217.5 mm in February. Winter mornings start cool, with a July average low of 9.7 degrees, and Taubmans works from 10, so the first coat waits for the wall to warm up.
