Council names Bellvista as a Caloundra West estate, with its park named in 2012 and the meeting place beside Bellvista Lake, and Stockland called it an existing community in February 2017 when the first stage of the Bells Creek arterial opened beside it. On that record a Bellvista house is most likely at its first or second full repaint. At the 2021 Census, 83.2 percent of the suburb's 2,705 occupied dwellings were separate houses, so this is whole-house work.

And grime: Caloundra Road is the main gateway into town from the west, and the council-owned aerodrome, where most traffic is flight training, sits opposite the Caloundra West Industrial Estate. Dust from an arterial and a working airfield settles on walls, eaves and trims, and a dirty surface is one of the listed causes of paint losing its grip. Timing comes from the airport's long-term averages: February 217.5 mm over 11.7 rain days, September 51.1 mm over 5.4.

The site visit decides which of the two jobs you have. Where the coat is sound, the work is mostly washing and two coats of the specified system. Where it's chalking, flaking or holding moisture, the scraping, filling and sealing come first and take most of the days. Council's local plan code for the wider Caloundra West area, which also covers Aroona, Little Mountain and Meridan Plains, describes a mix of lightweight materials and masonry, so the system is set wall by wall. Rendered walls get a wash, a tape test, the salt cleaned off and bare patches primed. Cladding and fascias get the loose paint off and soft timber repaired before anything is sealed. Most full exteriors run five to ten working days depending on access, and with 45.2 percent of homes here carrying four or more bedrooms, access to a second storey is part of the quote.

    Where the builder’s coat is clean and still gripping, the work is a wash, chalk off the north walls, and two coats of the named system. That is the cheaper of the two jobs and we will tell you if it is yours.

  • Failing coat, prep first

    Chalking, flaking or moisture behind the film means scraping, filling and sealing before any colour, and that takes most of the days. Painting over it just holds the problem under a fresh coat for a year.

  • Road and airfield grime

    Caloundra Road traffic and the training aerodrome opposite the industrial estate put dust on every wall within reach. The wash is the first step on every job here because a dirty surface is where paint lets go.

    Fascias and eaves peel first because rain never rinses them. Soft fascia timber is repaired, loose paint scraped back, then sealed and undercoated before the topcoat, in that order.

What people ask before booking.

  • What decides how long a Caloundra West repaint lasts?

    Sun, colour and what was under the coat. There is no honest single number. Dulux and Taubmans guarantee their exterior systems against peeling, flaking and blistering but not against fading or chalking, sun wears paint faster, and lighter colours outlast darker ones in the same product. What cuts a coat short is loss of adhesion: water behind the film, dirty or chalky surfaces, soft timber. Dulux recommends washing an inland exterior every year. We look at every wall rather than quote a number of years.

  • We're in Bellvista. Are we tied to the original colour scheme?

    Nothing official we found says whether Bellvista homes carry a covenant or design guideline on external colours, so check your contract and ask your community association, if you have one, before changing colour. If the house is one of the 16.6 percent of Caloundra West dwellings that were semi-detached or townhouses at the 2021 Census and its title sits under a body corporate, the committee will have a say too. Council’s plan asks new development for understated colours, which is a steer rather than a rule, and a sensible one in full sun.

  • The render has white powdery marks and a few hairline cracks. Can you paint over them?

    Not straight over. The white marks are efflorescence, salts carried to the surface by moisture moving through the wall. Old render gets a wash, a tape test, the salt cleaned off, holes filled and bare patches primed, and hairline cracks can be bridged with a high-build product. Wide, stepped or growing cracks need a builder to look first. Taubmans also wants all loose and flaking paint removed, and both makers have fresh render left 28 days before paint. How far the moisture has travelled decides the rest, and the site visit settles it.

  • We want it finished before Christmas. Is a spring start realistic?

    Spring is the dry end of the year at the airport station. September averages 51.1 mm over 5.4 rain days, October 90.1 over 7.3, November 88.3 over 7.3, and December climbs to 151.8 mm over 10 rain days with the humidity rising. Dulux says not to paint when rain is forecast and that dew on a drying coat can damage it. Most full exteriors take five to ten working days depending on access, so a September or October booking usually leaves room. Averages are not a start date, though, and we won’t promise one on the strength of them.

  • Our Caloundra West house is a rental. Can you fit a repaint between tenants?

    At the 2021 Census, 32.1 percent of Caloundra West dwellings were rented, so it comes up a lot. Our pre-listing and between-tenancy repaints mostly finish in three to seven working days, scheduled to the vacate date, with a photo pack on completion and the property manager handling access.   • Is a charcoal exterior a mistake on a house that cops a full day of sun?

    A trade-off rather than a mistake, and one to see before you commit. Dulux rates Natural White at a solar absorptance of 0.204 and Black at 0.957, so a dark wall takes in far more heat, which Dulux links to blistering and chalking in full sun. Dark colours also usually need extra coats to cover. Some cladding makers set a minimum light reflectance for the paint colour too, so check yours before going dark. If you want the dark scheme, the quote says which walls carry the extra coats and prices only those.
